Latest pricing for residential properties

These are the fixed service charges and water usage charges that apply to houses, flats, strata units, dual occupancies and mixed developments. Mixed developments are properties made up of residential units and shops. Also see prices for your business and prices for other services.

What we bill you for

For a home, you generally pay:

  • fixed charges for being connected to our networks such as water, wastewater and stormwater
  • usage charges for the water you use.

Our service charges (fixed charges) apply each quarter, but are calculated using a daily rate. The July and October quarters have 92 days, while the January quarter has 90 days and the April quarter has 91 days. The charges below are for the maximum 92-day quarter.

If you're a pensioner who owns and occupies your own home, you may be eligible for a pension rebate on fixed service charges. If you're having payment difficulties, we may be able to offer help with your bill.


Water service charge

This is the fixed charge you pay for your connection to our water supply.

Sydney Olympic Park recycled water service charge

If you live in the Sydney Olympic Park area and have recycled water, you pay a fixed charge each quarter. This is for your connection to the recycled water service. We collect this money for the Sydney Olympic Park Authority.

Wastewater (sewerage) service charge

You pay a fixed charge for your connection to our wastewater system.

This charge is made up of 3 parts:

  • The cost to operate and maintain our wastewater network.
  • A deemed charge for usage, which covers the transport and treatment of your wastewater.
  • An amount to fund projects, specifically Refresh Vaucluse and Diamond Bay.

Stormwater service charges

You pay a fixed charge if you're in one of our stormwater drainage areas. This is to maintain the large trunk drains in our stormwater system. This charge also includes 97 cents a year to fund projects, specifically for improving waterway health across Sydney. Rouse Hill charges

Stormwater drainage charge

This fixed charge is to cover the cost of managing bush regeneration, weed control and trash racks on this purchased land. It helps us to maintain the waterways and wetlands used to drain stormwater.

Land charge

There's a fixed land charge for new customers connecting to the system from 1 July 2012. It applies for 5 years, or 20 quarters. The charge helps buy the floodways and flood-prone land that become part of the stormwater drainage system.

Why are there additional costs?

Our prices are set by the Independent Pricing and Regulatory Tribunal (IPART) for a 4-year period. In 2020 when our prices were set, the Sydney Desalination Plant (SDP) was not operating and so the costs associated were not included in the base water service charges. Instead, a provision was made for Sydney Water to recover costs the following financial year if water from the SDP was needed.

 

The plant was initially turned on as part of the Metropolitan Water Plan when dams in Greater Sydney dropped below 70%. Although dam levels have risen and Greater Sydney is no longer in drought, the SDP has continued to supplement Sydney's rainfall-dependent supply. This has reduced pressure on our water filtration plants and network through various weather events and enables us to respond to Greater Sydney's water demand.

 

From July 2023, the Greater Sydney Water Strategy (successor to the Metropolitan Water Plan) states the rules for operating the SDP should optimise its contribution to water supply security and drought management. Put simply, the SDP will be a permanent water source for Greater Sydney going forward. The costs associated will be built into future pricing proposals.
